  • We will set up a property search using MLS data which will deliver real-time data so you will be the first to know when a new listing hits the market.
  • We will also monitor off-market listings using our extensive real estate network.
  • We will schedule property tours- the initial tours will give me an even better idea of what features are most important to you.

TIME TO MAKE AN OFFER

  • Once we have identified a property that interests you, we will talk to the seller’s agent to get additional information to ensure we are in the best position to get an accepted offer.
  • We will review the property disclosures and recent sales in the area so you can make an educated decision.
  • If you decide to bid on the property, we will strategize your offer. We will consider all the terms of the offer, not just the price. In many cases the terms are just as important, if not
    more, than the price.
  • This will include working closely with your mortgage lender to determine the most realistic financing terms. We will include a pre-approval letter from your lender/mortgage
    broker with your offer.
  • We will submit your offer and provide you with prompt feedback on where you stand. If it’s looking like your offer is not the top offer, we will determine if there is any way to put your offer into contention.

IN CONTRACT

  • Once you have a mutual agreement and an accepted offer in place, we will begin the title and escrow process. We will be your advocate through the transaction.
  • We will give you, the title company, escrow officer, and your mortgage lender a written timeline of all contingency/closing dates to keep everyone on track.
  • We will schedule and attend any property inspections and closely review all resulting inspection reports, and if necessary, negotiate repairs.
  • We will closely monitor all contingency dates and make sure that all the necessary paperwork and information has been submitted throughout the transaction.
  • We will walk through the property with you before closing to make sure it is in the same condition it was in when you got into the contract.
  • We will coordinate the signing of your escrow paperwork, a final walkthrough, and the key exchange at the close of escrow when you become the official new homeowner!
